Welcome back to the Settles Real Estate blog!  Today I thought I would let you know what's happening with prices in the Southern Venice area.  I am looking at all residential real estate in this article, including single-family homes, mobile homes, condos, townhomes and villas.  I am also including our very popular Wellen Park area, which happens to fall into the 34293 zip code.

As of today, there are currently 426 residential homes on the market in zip code 34293.  The most affordable being a mobile home currently listed in Japanese Gardens at 5630 Orange Blossom Road for $70,000.  The highest priced active listing is a single-family residence located at Gran Place in Wellen Park for $1,906,667 whose address is 18075 Home Run Drive.

Within the last 30 days, there have been 150 properties that have gone under contract or whose status has been changed to pending.  The lowest of these goes again to a mobile home in Japanese Gardens at 681 Gloriosa Drive listed at $175,000.  The highest goes again to a single-family residence in the Wellen Park area located in Gran Paradiso with a list price of $1,375,000 at 20968 Duomo Court.

Lastly, again within the last 30 days, we've had 174 properties that have closed or gone into sold status.  The most affordable with this criteria was a single-family residence found at 156 Myakka Road with a sales price of $145,000.  Our most expensive house goes to a single-family residence in the Wellen Park subdivision (anyone see a recurring theme here?, lol).  This home is located inside Sarasota National at 10961 Bullrush Drive with a sales price of $1,250,000.

As you can see, this area of Southern Venice is hoppin'!  And why wouldn't it be?  Close to fabulous beaches, tons of great amenities and, of course, our FABULOUS climate!!
